  5. Just coming across this. In the contingency phase on a duplex that I plan to live in and rent out the other unit. It's projected to drop my monthly housing payment by nearly $1000. Looking to build a property emergency fund/maintenance fund completely separate from my reserves with that additional $800-$1000 dollars in my pocket every month. Not looking to spend more, actually looking to become even more frugal and choose when and how we want to spend better.
