  1. Great video overall, but I think the discussion around seller concessions and rate buydowns needs some clarification. If you're referring to a conventional investment property (Fannie Mae & Freddie Mac), there is a 2% cap on seller concessions/interest party contributions. The 2% seller concession limit is a dollar amount based on the purchase price, not a 2% reduction in the interest rate. For example, on a $300k purchase, 2% would be $6,000 toward eligible closing costs/points, it does not mean the seller can simply buy the rate down from 6.8% to 4.8%.

    A 1 percentage-point permanent rate reduction can cost several points depending on the lender's pricing that day, so the cost can be far greater than 1–2% of the loan amount. And if you're referring to a temporary buydown, that's a different strategy altogether and should be explained separately.

One mistake I see new investors make is obsessing over the purchase price while ignoring the variables that actually determine returns: vacancy, maintenance, property taxes, insurance, capital expenditures, and the quality of the neighborhood. A rental property isn't a good investment because it cash flows on paper—it's a good investment if it still works when things don't go perfectly. Great breakdown.

  4. Is 8% for property management enough? Do you normally underwrite for tenant placement which around me is 1 months rent. I always notice this is not included in most videos, so wondering if I'm missing something.

  5. Dave, it's within walking distance of Augusta Country Club, not Augusta National. The entrances are separate and a great distance apart. Other things to consider: Augusta is the second-largest city in Georgia, has a crime rate that is 45 percent above the national average and a population that is 57 percent black. This is all potentially key data because awareness of demographics are key in order to make informed decisions from afar. There are 67 other rental listings in that area code alone.
