This video is motivational at best. And there are so many lost, irredeemable souls in the comments… it gives me headache. A few things to keep in mind:
1) House hacking is great, but not easy.
2) To qualify for those sweet low down payments, you must live in the same state or have a clear intention to move (paired with a letter from your job approving such a move), or a remote job. Otherwise, replace that 5% with a 25%.
3) You can actually go lower: 3.5% FHA instead of 5% conventional.
4) FHA needs a 680+ (average for FHA) or 740+ for conventional (so you can get better terms), otherwise expect worse terms.
5) You won't get approved for 900k with a minimum wage job. You’ll need a DSCR loan (your DTI becomes irrelevant) or a Portfolio loan, both are not beginner friendly.
6) At $900k, you’ll be overleveraged anyway. Start with smaller (SFH, duplex), safer properties.
7) Banks are not your friend. Credit unions and local lenders are. Avoid hard money lenders.
8) The video ignored important costs like: a) PMI, b) Closing costs (5%), c) Safety funds (usually 6 months of PITI), d) Utilities you may have to cover.
9) This is not a beginner deal.
10) Beware Seattle is a tenant-friendly market, much like California.

Question so you said that with 5 % down in a 4plex I will need to move in in one of the units correct but then I can change my intention and not moving in and rent the 4th unit. Is this legal to do it? This wouldn't break the agreement with the bank that I'm getting the loan..
